Income + appreciation

Two potential ways your investment can grow.

The current Vairt underwriting combines potential hotel cash flow with a long-term property appreciation strategy. We show the two components separately so investors can distinguish property-level appreciation from their own potential return.

Target annual rental income7%–9%*
Target distributionsMonthly*
Current project investment$4.33M
Modeled year-5 sale value$8.70M*
01
Monthly Income Potential

7%–9% annually*

Target rental-income range with monthly distribution frequency. Actual distributable cash can be lower or zero.

02
Property Appreciation Potential

~101% property-level*

The current underwriting models the project from $4.331M total investment to an $8.7M sale value after the five-year target hold.

03
Illustrative Investor ROI

~78%–88% over 5 years*

Illustrative cumulative return using the current 50/50 appreciation-profit split plus five years of 7%–9% target rental income, before taxes and subject to the final waterfall and fees.

Important distinction: ~101% is the modeled appreciation of the property/project value, not the investor's ROI. The ~78%–88% investor-return illustration combines approximately 43.4% modeled appreciation profit attributable to investors under the currently stated 50/50 profit split with a simple 35%–45% cumulative rental-income target over five years. It assumes the rental target is achieved each year and does not compound distributions. These figures are illustrative, are not guaranteed, and must be reconciled with the final offering documents, fees, reserves, operating results and distribution waterfall.

Common questions

What investors usually want to know.

What is the minimum investment?

The current Vairt property page lists a $25,000 minimum investment. Final availability and minimums are governed by the applicable offering documents.

How does the monthly income work?

Vairt's existing property materials show a 7%–9% annual rental-income target with monthly distributions. This is a target, not guaranteed income; actual distributable cash depends on hotel performance, expenses, reserves, fees and other obligations.

How is the property appreciation calculated?

The current underwriting uses $4,331,250 as total project investment and models an $8,700,000 sale value after the five-year target hold. That is approximately 100.9% property-level appreciation before estimated sale costs. It is not the investor's personal ROI because the current economics also show sale costs and a 50/50 profit split.

What is the investor's projected total ROI?

Using the current source-page economics literally, the modeled investor share of appreciation profit is approximately 43.4% of invested capital. Adding five years of simple 7%–9% target rental income produces an illustrative cumulative return of approximately 78.4%–88.4%. This is an illustration, not a guaranteed return, and the final result depends on actual operations, fees, reserves, sale proceeds and the governing distribution waterfall.

What does the five-year hold mean?

Five years is the target investment horizon shown in the current underwriting. Actual exit timing may be earlier or later depending on market conditions, operating performance and the governing documents.

Is there a 90-day exit option?

Vairt's current materials reference a 90-day exit program. Any liquidity feature should be evaluated under the actual program terms, including conditions, limits, available liquidity and applicable fees. It should not be treated like a bank-account withdrawal.

Is the investment halal?

Halal status should be evaluated from the actual financing structure, ownership contracts, property revenue sources and applicable Shariah review. Investors should review the property-level documentation rather than relying only on a marketing label.

Can I lose money?

Yes. Real estate and private securities carry risk, including operating losses, lower property values and limited liquidity. You should invest only after reviewing the offering documents and considering your own financial circumstances.
