Why do my dividends from this year not match my tax documents?

The dividends you earned the previous year may not be in line with the payouts you receive in your tax return. You may have noticed that the dividends you earn in the fourth quarter of last year are returned to you or put back into the next year. If our funds are designed as REITs to be used to be tax-efficient and tax purposes, the IRS requires us to declare dividends at any time during the year. This is just one of the ways that the taxation of US REIT laws allow us to handle the funds in a tax-concious way, and also maintain the fund's status as a REIT with the IRS

What tax documents can I expect to receive?

You will receive an IRS Form 1099-DIV for every interval fund or eREIT that you have in your portfolio, which generated cumulative distributions of $10 or more during the tax year in question.

If you have shares in the Vairt eFund you are entitled to an annual Schedule K-1.

If you sold shares of eREITs or other interval funds during the previous year, you are likely to receive a Form 1099-B from each fund.

To identify the types of funds you hold your own, look up the Portfolio tab on your dashboard for investors.

How do I access my tax documents?

Your tax documents are available in your tax center and the documents section of your dashboard.

When will I receive my tax documents?

We are planning to issue 1099-DIVs to our eREITs as well as the Interval Funds by near the close of January, and provide K-1s to the Vairt eFund around mid-March.

To identify the kinds of funds you have your own, check the Portfolio tab on the investor's dashboard.

Once your tax forms are issued, they must be uploaded to the Documents tab on the investor's dashboard.

Is Vairt integrated with TurboTax™?

The answer is yes, Vairt integrates with TurboTax. It is possible to automatically transfer tax information from your Vairt 1099 tax pack through entering the Vairt username, account's number and password.

You are not able to automatically transfer your tax file by using TurboTax.

If I have less than a certain amount invested with Vairt, do I still need to file taxes for my investment?

In the event that you receive an annual tax return for you Vairt investment(s) If you do, you must include all earned income on your tax return, regardless of the amount of money you have invested.

If I reinvest my dividends with Vairt, do I still need to file taxes for my investment?

If you are provided with an annual tax return to report the Vairt investment(s) You must include any earned income reported on your tax return, regardless of whether the dividends you received were reinvested.

Do I need to file in each individual state in which I have an investment?

In the case of eREITs, you shouldn't have any specific state filing rules.

In the case of Vairt eFund, the specific tax filing needs will be contingent on the state in which you reside. In certain situations, it is possible to file a tax return using a composite method. may be able to eliminate the need for investors to submit a state-wide tax filing. Additional details are included in your tax return K-1.

Will I need to file an extension on my taxes for my Vairt investments?

Vairt is determined to send the tax forms required every year in a timely manner. In general, you should expect 1099s by January, and K-1s by the middle of March.

How can I tell if I own eFund shares?

You can verify your shareholdings using the portfolio section on your dashboard.
